    Buying A Lakefront Home or Property in Pennsylvania

Lake Communities in Pennsylvania offer many amenities, a lake community can consists of several lakes with beach areas, swimming pools, club house, golf course, ski areas and horseback riding. Community dues is a yearly fee and can range from $400 per year to $2,000 or more depending on the community. Many communities are gated and have their own security and may also include a maintenance staff and an office staff.

Lake Communities in Pennsylvania have a Capital Improvement fee which is part of the closing costs for buying and selling a property in a lake community. This fee is 1% of the final sales price and is negotiable between buyer and seller often being assigned to the buyer. A Capital Improvement fee is used by the community to make improvements that will add value to the community.
Lake Communities in Pennsylvania have as a requirement for closing a property a community resale packet. This packet must be presented to the buyer at least 10 days before closing. The packet consists of the financial statements for the community and budget, also the community by laws. A resale packet is an important part of the closing procedure giving the buyer the right to void a contract if they do not agree with anything in the resale packet.
Septic Permit, it is a requirement in the state of Pennsylvania to building a home on a vacant property. When buying a lakefront property if there is no valid and current septic permit it is best for the buyer to request this from the seller as a requirement for the sale.

Attorney or Title Company, it is not required to use an attorney in closing a real estate transaction in the state of Pennsylvania. If a buyer asks a Realtor® to recommend professional services, the Realtor® is required by law to present that buyer with at least 3 choices.
